<strong>Choosing a property that is right for you.</strong><br /> <br />Please view our property search function to view the numerous properties we have available, once you find one you think is right for you simply contact us to arrange a viewing. We can do viewing Monday to Friday between the hours of 9am - 7pm and Saturdays 10am -3pm.<br /> <br /><strong>Securing Your Property</strong><br /> <br />Once you have decided on the property for you , you will be asked to pay your administration fess on the property which will secure the property for a period of 3 weeks and fill in the tenants application form. Administration fees will be non refundable if you decide not to take the property or your application is declined.<br /> <br /><strong>Rents</strong><br /> <br />Rents are always payable per calender month and one month in advance.<br /> <br /><strong>Deposits</strong><br /> <br />Deposits taken are usually equivalent to one months rent or more depending on type of property. This is payable at the start of your tenancy and then deposited with The Tenancy Deposit Protection Scheme.<br /><strong> <br />Fees</strong><br /> <br />Belgray Charge £70 per applicant which covers admin and referencing costs<br />]]></description>

			<description><![CDATA[<p>Belgray is a family owned property company, formed in the late 1990's to give local people a decent alternative to the poor quality accommodation found at the cheaper end of the rental market! <br />Initially acquiring residential properties to restore and then let throughout Doncaster and the surrounding areas, its philosophy was simple: Offer good clean accommodation at competitive rates whilst maintaining an approachable and friendly attitude. This approach proved successful, fueling a phase of rapid expansion and Belgray now holds a considerable property portfolio across the South Yorkshire Area. <br /> 

Each home satisfies our single most important requirement: 'Could we ourselves live happily and safely in this street'?</p>
<p><br />Housing development was the next logical step and in 2005, Belgray broke ground on its first two sites: Swallownest in South Yorkshire and Gainsborough in Lincolnshire. Belgray’s smaller size makes it far more flexible than our procedure driven competitors, allowing us to take a more personal and ‘hands on’ approach to people’s needs. Accordingly, each development reflects the companies same core values and aims to provide quality modern accommodation at an affordable price, along with access to good schools, shops and a general sense of community.</p>
<p><br />Now in 2009 Belgray has expanded to incorporate Belgray Lettings Ltd, offering our years of experience to new and existing Landlords, making it easier for them to find good and reliable tenants for their properties but also being able to offer tenants a home which is looked after by the Belgray Family. All properties are looked after as if they were our own and in this way we offer a unique experience to both Landlords and Tenants.</p>

<li>Gas, electric, waste, central heating must be in a good safe working order on handover as all repairs are the landlords responsibly unless misuse is established.</li>
<li>Decoration of the property should be neutral and in good condition</li>
<li>Gardens should be neat, waste free and grass cut.</li>
<li>If you wish to let your property furnished we can offer advise on what items should be left and in what condition, however, any items that are personal or of value whether sentimental or monetary should not be left in the property.</li>
<li>All property should be cleaned thoroughly on handover or a cleaner can be arranged for an additional fee. Once the tenant leaves the property they will be expected to leave the property in a similar condition</li>
