Tenant Find Service

With this package we will advertise your property to find a suitable tenant, arrange accompanied viewing, full tenant referencing and setting up of the tenancy agreement before handing them back over to you.

We Will:

. Arrange a free market assessment of your property
. Display a to let board
. Advertise your property in both local papers as well as on Right Move
. Arrange the compulsory Gas Check and EPC check (payable by Landlord)
. Accompanied Viewings
. Arrange full tenant references
. Advise on rent guarantee and insurance
. Draw up the tenancy agreement
. Prepare a full inventory (payable by landlord)
. Collect first months rent and deposit

Full Management Package

With this package you can enjoy all the benefits of the Tenant find package along with the peace of mind that your tenant is being looked after and on a day to day basis.

We Will:

. Provide the full Tenant find Service (see above)
. Provide secure arrangements for the tenants deposit in accordance with new legislation.
. Monthly rent collection.
. Arrange and carry out day to day repairs up to an agreed price, on the property and its contents (usually £150.00).
. Provide monthly Landlord Statements.
. Carry out regular checks on the property, and enforce any repairs or breeches of the tenancy on behalf of the Landlord.
. Keep the landlord informed on all relevant matters relating to the property.
. Check tenant out of the property at the end of the tenancy, checking state of repair, and arranging any issues or deductions from the deposit.

If your property is already let then the full management program can be applied minus the initial set up costs.


  • Obviously any Landlord wants to achieve the highest possible rental income for their property and with this in mind we make the following suggestions
  • Gas, electric, waste, central heating must be in a good safe working order on handover as all repairs are the landlords responsibly unless misuse is established.
  • Decoration of the property should be neutral and in good condition
  • Gardens should be neat, waste free and grass cut.
  • If you wish to let your property furnished we can offer advise on what items should be left and in what condition, however, any items that are personal or of value whether sentimental or monetary should not be left in the property.
  • All property should be cleaned thoroughly on handover or a cleaner can be arranged for an additional fee. Once the tenant leaves the property they will be expected to leave the property in a similar condition
